In some ways, the upper end of the housing marketplace produces easier success than the lower end. More skill, however, is required to sell the luxury home. But more important, supply and demand is critical in selling the luxury home. To get “stuck” with any home that does not sell easily can be treacherous, but sluggish sales for the luxury home can be disastrous.</p>
<p>“Cheap homes” are at the other end of the housing spectrum. “Cheap homes” abound everywhere. Every community in the country has cheap homes, because the predominance of the population lives in inexpensive housing. More people comprise the middle and low income bracket than the high income bracket.</p>
<p>“Cheap homes” is a very ambiguous term that is relative to an area. For example, “cheap homes” have lower value in a rural community than in a populous area like New York City. But even adjoining counties in any State may maintain different definitions of “cheap,” even though separated by only a few miles.</p>
<p>“Cheap homes” do not reference slums or ghettos necessarily. Real estate investing in these areas might embrace federal grants or HUD Section 8 housing.<span id="more-85"></span></p>
<p>My focus in this article is the use of “cheap homes” as a starting place for a real estate investing career. “Cheap homes” in this article is NOT the bank “red lined” crime area, or where drugs and prostitutes are rampant, or where housing has been severely abused or neglected by property-owners and/or tenants. And “cheap homes” in this article is not the burned-out or dilapidated building.</p>
<p>My definition of “cheap homes” for the beginning real estate investor is the less-expensive housing that accommodates the middle or middle-low class citizen. The demand for this housing is usually high and constant. The risk for real estate investing is usually low. And the effort needed to penetrate this marketplace is easiest.</p>
<p>I get occasional calls questioning the existence of &#8220;cheap homes&#8221; in certain parts of the country. These calls usually come from California and certain states in the northeast like Maryland. The caller has read my web site and challenges me, “You can’t find a cheap house here!” Now, we all recognize that the medium pricing index for housing varies all over the country. “Cheap” means a different price to everyone. But the outcry of these challengers is that Los Angeles has no “cheap” houses, with its average housing cost exceeding $600,000.</p>
<p>Here’s my response to these callers. Drive into downtown L.A. and locate the city’s tallest office building. Find the janitor. Ask him where he lives, or follow him home. He may drive out 25 or 50 miles from work. But he knows where the “cheap home” can be found. He has already done the research. He has done his homework. He has found decent housing for his family, and it’s not in a high crime area. Drug dealers, prostitutes and pimps are not roaming the streets. The houses are not beat-up and deteriorating. He has a good job and a decent salary, he is middle class, and he has found a “cheap house.” Chances are, his whole neighborhood is a good target area for searching out a “cheap house” for starting a real estate investing career. These properties can be found everywhere.</p>
<p>I live in Nashville, Tennessee and not in Los Angeles. Housing is a little cheaper in the South. I bought $1 million in “cheap houses” during each of my first two years when I started my real estate investing career. I had acquired $10 million of these “cheap houses” within 4 years. I’ll bet the ranch that I could duplicate that same success in L.A. or any area of the country. Real estate investing is real estate investing, wherever you live, and relatively speaking, “cheap houses” abound everywhere.</p>
<p>I contend that “cheap houses” are the lowest risk property for beginning a real estate investing career. And I argue that “cheap houses” can be found all over our country.</p>

These programs are designed to assist you take out a bona fide quick start towards the purchase of your first home and a leg up in life. They are created in the hope of encouraging more people to buy homes rather than simply renting. This is particularly critical during times when the housing market is struggling.</p>
<p>Of all the government and community programs that exist, these programs for first time home buyers are some of the best and most beneficial to the population as a whole.</p>
<p>Following are important steps you should follow when embarking on your quest to buy a home:</p>
<p>Determine approximately how measurably cash you need. Your banker or mortgage broker can assist you with this. Your realistic estate agent should be able to assist you if you haven&#8217;t gone to the mortgage broker yet. Study and investigate regional bank programs. Sometimes lenders will provide mortgage loans, particularly to first time home buyers, that require NO down payment. <span id="more-86"></span>There are federally guaranteed loans that are many times available through the VA and the USDA. These require no money down &#8211; which is just as good as getting a grant, eh? Federal programs from the FHA insure loans so regional lenders is going to make minimal-money down mortgage loans.</p>
<p>Look into HUD (Dept of Housing and Urban Development &#8211; a huge Cabinet agency, second in size only to the Dept of Defense). This department has a very under-used, but fantastic program that government housing grants cash for down payments. This program is called: ADDI, or American Dream Down payment Initiative.</p>
<p>Consider private &#8220;charitable&#8221; resources of money down funds. Most of these essentially require the seller to fund your down payment. Not really a adequate idea.</p>
<p>Remember to be patient. After all, you is going to be dealing with civil servants! (Civil servants are quite many times dedicated public servants that stand up for the public&#8217;s long term best interest (as opposed to politicians who sometimes stand for their own short-term personal interest). That said, they are often underpaid and overworked, and have built typical systems in an ever-volatile democratic federal government. Therefore, they often appear nasty and difficult. Understand though, there may be a reason for their attitude.</p>
<p>Approximately 80,000 low-income people is going to receive millions in housing grants over the next two years to assist them pay down payment and closing-costs on their first homes being legislation backed by NAR and C.A.R. The American dream down payment Act, H.R. 1276/S. 811, passed its final hurdle in Congress and now heads to the President for this signing.</p>
<p>The legislation will provide an average of $5,000 in money down and closing cost money to assist first-time homebuyers with annual incomes that do not exceed 80% of the area median income. Housing grants will be made to state and regional governments through HUD&#8217;s HOME Investment Partnership program. People interested in applying for housing grants might contact their state and local housing agency.</p>
<p>The American Dream Down payment Act also will increase Federal Housing Administration (FHA) loan limits for the building of multifamily housing in expensive areas like Boston, Start up York and San Francisco and will provide a technical correction to the FHA&#8217;s Adjustable Rate Mortgage program that will make the product more accessible to families.</p>

These homes are supposed to be sold at market value, after all, which would seemingly make the great deals you hear about a myth. However, there are some profit opportunities here.</p>
<p>One of the reasons you still find good deals on HUD homes &#8211; even though they are supposed to sell at market value &#8211; is that they are sold &#8220;as is.&#8221; These are houses that have been foreclosed on and repossessed, so the previous owner may not have had the means nor the motivation to properly care for the home. They often have enough problems to scare away most home buyers.</p>
<p>What does this mean? It means that due to the condition, the market value may be low compared to properly-maintained homes. This can mean an opportunity for an investor who is willing to fix a few things. For example, to the general public, a &#8220;problem house&#8221; can be worth $40,000 less than surrounding homes, while it may take only $10,000 make it look good again.</p>
<p><strong>Buying HUD Homes</strong><span id="more-83"></span></p>
<p>What is a HUD home? It is a house that has a HUD-insured mortgage loan on it. When the owner doesn&#8217;t make the payments, HUD pays the lender what is owed, and then takes ownership of the home. They try sell it quickly, and at market value. Virtually anyone who can pay cash or get a loan is eligible to buy these houses. (HUD employees and relatives of HUD employees are eligible, but must receive written approval from the Director of HUD&#8217;s Office of Single Family Asset Management in order to purchase a HUD-owned single family property.)</p>
<p>HUD homes are found in all sorts of neighborhoods, although most are meant to be affordable to low-income and moderate-income families. These are homes that generally sell for the same as surrounding homes (except when they need work). To find HUD homes in the price range you want, then, you simply look for neighborhoods with homes in that price range.</p>
<p>If A HUD house need fixing up the asking price will reflect that. HUD may offer special incentives such as an allowance to upgrade the property, a moving expense allowance, or a bonus for closing the sale early. The houses are sold &#8220;as is,&#8221; but HUD will allow you to get professional inspections prior to making an offer. The cost of these will be yours, however, whether or not you make an offer or buy the home.</p>
<p>On most sales, you can request that HUD pays all or a portion of your financing and closing costs. Essentially you just make an offer as you would on any property, except that HUD homes are typically sold in an &#8220;Offer Period,&#8221; at the end of which all offers are opened and the highest reasonable bid is accepted. If not sold in the initial Offer Period, you can submit a bid any day of the week, including weekends and holidays, until the home is sold. If your bid is accepted, your real estate agent will usually be notified within 48 hours.</p>
<p>HUD doesn&#8217;t loan on these homes, although they do offer mortgage insurance programs that can help you get a loan. Contact a HUD approved lender for more information.</p>
<p><strong>Investing In HUD Homes</strong></p>
<p>HUD gives priority to owner-occupants purchasers. However, if there are no acceptable bids during the priority period, unsold properties are then available to all buyers, including investors. Your real estate agent should have the necessary details.</p>
<p>There are a couple ways to find out what HUD homes are available in your area. You can visit the HUD web site online and see the listings there. A better way is to find a participating real estate agent. He or she will know what is for sale, but also may know what HUD homes will soon be for sale. In any case, your real estate agent must submit your bid for you &#8211; HUD generally doesn&#8217;t accept offers directly from buyers.</p>
<p>When you make an offer, your real estate agent should help you with any paperwork. The settlement date (if your offer is accepted), will normally be within 30-60 days. You need to arrange financing and close the sale within this time, or forfeit your earnest money deposit (or you may be able to pay for an extension of your sales contract). The selling agent&#8217;s commission will be paid by HUD but only if you make this a condition of your offer.</p>
<p>Of course, when buying HUD homes, you have to analyze them like any other investment. If it will be a rental, you have to do the math to see if you&#8217;ll have positive cash flow. If you plan to fix it up and sell it, be sure there is a profit after all expected and some unexpected costs. Just because it is a HUD home doesn&#8217;t men it&#8217;s a great deal.</p>

<p>Similar to many grants offered by the government, they are very competitive. Your application must be well written and free from any errors. You must realize there are many people who may write better than yourself. It may pay to hire a professional writer to help you in this area. Getting the housing grant will depend on the research you do and how well you write the grant proposal. Doing research is one of the most important factors in getting a government grant. If you attempt to apply for a grant you are not eligible for, you not only waste your time, but the entity who is taking your application&#8217;s time.</p>
<p>You can get a list of available grants from HUD (Department of Housing and Urban Development). You will need to know the type of housing grant you need, single, multi family or a health care facility. Be aware of any income or age restrictions before you apply. The more research you do on the grant you are after, the better off you will be. Remember the key to getting a grant is your proposal. If you believe you may not be able to write and adequate proposal, hire someone to write it for you.</p>
<p>Once you have done your research, gathered the required information, it is time to actually apply for the grant. You will need to ask for the housing grant application from the Department of Urban Development. Look over the application before you write into the form. You do not want to look unprofessional and have a lot of mistakes that have been overwritten. <span id="more-82"></span>Be sure to think out each part of the application before you write anything. It may be a good idea to make multiple copies of the application and fill it out. Once you have the final product, you can fill the official version out. Lastly, be sure to send your application to the appropriate agency. It is not necessary and may actually cause delay if you send it through the mail return receipt requested or through any carrier that requires a signature. Simply make sure you have the correct address.</p>
<p>Housing grants are supplied by the government and not usually advertised because of their limited funding. Though very competitive, any chance you give to getting one is better than doing nothing at all. Be honest on your application and forthcoming and you may be surprised what may happen.</p>

You can either try to find a down payment assistance program in your area or you can try getting approved for 100 percent mortgage financing, thus eliminating the need for a down payment.</p>
<p>Buying a home with a 100 percent, zero money down home loan is one option for those consumers who do not have enough money to make a down payment. According to a survey done a couple of years ago by the National Association of Realtors, 25 percent of all buyers financed 100 percent of the purchase price, and 42 percent of first-time home buyers bought with no money down. These numbers have increased even more over the course of the last couple of years as well. Even with lending guidelines tightening up due to the recent real estate market woes, there are still a variety of no money down home loan programs available at this time. If you are still unsuccessful there are a number of down payment assistance programs that are offered in conjunction with the help of the home seller of the house you are interested in purchasing. AmeriDream, Nehemiah Program, and Partners In Charity, just to name a few, are 3 of the most popular down payment assistance programs out there. These companies are nonprofit organizations that provide help to many families by creating a pool of funds for a down payment from the seller to you, the buyer.
